iDC Logistics has expanded its presence in Southern California by signing two major leases totaling 1.1 million square feet. The leases include over 844,000 square feet in San Bernardino and 260,000 square feet in the City of Industry, focusing on electronics manufacturing. This expansion aims to enhance supply chain solutions and stimulate economic growth in the region, while developments at Southern California Logistics Airport continue to attract attention in the industrial sector.

California – iDC Logistics, a third-party logistics company with connections to China, has significantly expanded its operational footprint in Southern California by signing two major leases totaling 1.1 million square feet. The new leases include 844,311 square feet at Alere Property Group’s facility located at 5690 Industrial Parkway in San Bernardino and 260,000 square feet at 19515 East Walnut Drive North in the City of Industry. The lease in San Bernardino is notable as it is recognized as the second-largest leasing agreement in the Inland Empire for 2025 thus far.

Earlier this year, iDC Logistics also secured 350,000 square feet in the same region, expanding its presence significantly. The facility in the City of Industry will be dedicated to electronics manufacturing, with plans to produce between 12,000 to 15,000 units per week for a client yet to be disclosed. This move aims not only to enhance the supply chain solutions but also to assist in job creation and stimulate economic growth.

CBRE’s Jeff Vertun played a crucial role in representing iDC in these lease transactions. This progression highlights the ongoing importance of aligning market strategies with the objectives of third-party logistics providers within the industrial real estate sector.

The industrial market in the Inland Empire has faced fluctuations as vacancy and availability rates rise, alongside a continued decline in rental prices, which has now persisted for eight consecutive quarters. The downturn in rents is significant as Prologis reported that market rents in 2024 fell for the first time since the financial crisis of 2007-2009, particularly in the Southern California region, where rents have decreased by over 20% in the past year. In early 2025, the vacancy rate in logistics buildings larger than 100,000 square feet slightly declined to 7.1%.

Despite these challenges, leasing activity continues to thrive in the region due to its strategic location near the Ports of Los Angeles and Long Beach. The largest leasing deal recorded to date was EQT’s approximately 1 million-square-foot lease at Hesperia Commerce Center One. Other notable leases this past quarter include Burlington’s renewal of 758,180 square feet in San Bernardino and American Beauty Supply’s renewal of 715,433 square feet in Rialto.

Southern California Logistics Airport (SCLA), which celebrated its 30th anniversary, has emerged as the largest employment center in the Victor Valley, providing approximately 4,500 jobs. Since its establishment, SCLA has developed seven million square feet of industrial space catering to major manufacturers and warehousing firms. The evolution of SCLA is credited with revitalizing the local economy and generating post-base closure job opportunities, stemming from the transformation of the former George Air Force Base into a logistics hub.

The ongoing development and the successful leasing arrangements at SCLA further illustrate a robust industrial sector. Current plans for expansion at SCLA include increased air cargo services and notable upcoming commercial developments, such as a 1.3-million-square-foot warehouse for Goodyear Tire. As supply chains adapt to economic fluctuations and tariff changes, economic forecasts predict a modest recovery for market rents and leasing activity in 2025.
