For instance, from 1990 to 2020, Tustin Ranch transformed from having nine homes to over 3,100. Similarly, Irvine’s Orchard Hills area saw an upsurge from no substantial homes to approximately 400, while Crystal Cove in Newport Beach expanded from several dozen homes in 1990 to about 4,500 by 2020. Ladera Ranch also witnessed a dramatic increase, with homes rising from 222 to over 12,000.
