News Summary

San Diego State University is launching the Evolve Project, set to bring 3,640 new student beds to campus by 2030. This initiative aims to address the rising need for affordable student housing and will feature six new buildings, including residence towers and a community center. The project underscores the university’s commitment to enhancing student living conditions, while also focusing on sustainability and community integration.

San Diego Set to Gain 3,640 New Student Beds by 2030

San Diego State University (SDSU) is launching the Evolve Project, which will bring over 3,640 new student beds to the campus by 2030. This development, a collaboration between Swinerton’s San Diego Division and Gensler, is poised to be the largest student housing project in the university’s history and one of the most ambitious within the California State University (CSU) system.

Addressing Student Housing Needs

The Evolve Project aims to significantly enhance the availability of affordable and accessible student housing in San Diego, where housing costs have sharply increased. The current average monthly rent in the San Diego metro area has reached around $2,800, underscoring the critical need for on-campus housing options. The project is designed to accommodate primarily first-year and sophomore students, addressing their unique living and educational needs.

Project Details and Timeline

Evolve will consist of six new buildings: five residence towers and one community center, named Templo del Sol. The initial construction phase includes two key student housing buildings:

  • Tarastec: A nine-story residence tower designed to house 650 students.
  • University Towers East: This building will offer 720 beds and is set to begin construction in December 2025, with a projected completion date in fall 2027.

Construction for Tarastec and Templo del Sol began in summer 2025, situated near 55th Street and Aztec Circle Drive. Templo del Sol will serve as a two-story community center with around 20,000 square feet dedicated to facilities such as dining areas, communal spaces, conference rooms, and mail services. These new structures will replace the existing Tarastec Apartments, the International Student Center, and the passport office, which have already been relocated to accommodate the project.

Sustainability and Community Impact

The Evolve Project emphasizes sustainability by aiming to reduce commute emissions and by investing in long-term infrastructure that is student-centered. This focus aligns with the CSU Board of Trustees and the City of San Diego’s support for the project, which seeks to create a more connected and successful campus environment for students.

Background Context

Over the past decade, Swinerton has maintained a strong partnership with SDSU, successfully completing more than 20 projects on campus. The need for additional housing has become increasingly critical as rising rental prices in San Diego have made finding affordable accommodations a challenge for many students. The Evolve Project is viewed as a necessary step to ensuring SDSU can offer a supportive living environment conducive to students’ academic success and overall well-being.

The ambitious timeline for the overall Evolve project is tentatively scheduled for completion in 2030, subject to final approval from the CSU Board of Trustees. As construction progresses, it aims to create a vibrant, inclusive community that meets the growing demands of student housing in San Diego.
